Whilst UK and Irish purchasers are accustomed to having a structural survey carried out it is not usual for the French to do so. In addition, it is common for French agents to expect purchasers to sign the initial contract within a very short time frame, leaving little opportunity for purchasers to organise a survey before being expected to commit to the purchase. A solution is to ensure that the contract is made ‘subject to survey’, however in view of the fact that the structural survey is not the norm in France the vendor may not agree to this. Where such agreement is forthcoming the condition must be carefully drafted. Where a condition has not been negotiated prior to signature there are a number of UK surveyors specialising in the French market who can often respond swiftly to requests for prompt action. Alternatively a French architect or suitably qualified French builder can produce a similar report.
